Why a local specialist beats a whole county generalist, and how it shows up at the closing table.

Most buyers assume more coverage means more help. In practice the opposite is true. An agent spread across a whole county knows a little about everywhere and a lot about nowhere. The agent who has worked your handful of towns for twenty five years knows which streets flood in a hard rain, which blocks hold value in a down year, and which sellers are a season away from listing.

Local knowledge compounds

Here is what that looks like in practice. A turn key colonial on Glen Avenue in Port Chester listed at $625,000. It sold for $650,000, four percent over asking, because it was priced to its street and not to a county average, presented for the buyer that street actually attracts, and marketed with professional photography and film. The county generalist prices to a spreadsheet. The specialist prices to the block.
